VA Loan

When looking for a VA Loan there are many factors which determine the type of loan.  Our experienced Mortgage Brokers will ask some simple questions to get you on the right path.  If you are a veteran, and do not have much money saved, this is the loan for you.  It allows for 100% financing, and if the seller pays the closing costs and prepaid expenses, no out-of-pocket costs.

To begin, you need 2 things:

1.  Certificate of Eligibility (can be obtained from the VA, or your lender can help you with this)

2.  DD-214

There is a VA funding fee for this loan.  It is typically added to the loan amount and does not have to be paid out-of-pocket.  There are certain costs that cannot be paid by the veteran.  Examples of these are:  tax service fees, escrow fees, underwriting fees, document fees, processing fees, real estate commission, settlement fee, wire fee, and servicing fee.

The 100% financing option is available up to the $510,400 conforming loan limit.  VA financing is available for jumbo loans, although not at 100% financing, but usually at a lower down payment than is required with conventional financing.
